Spring Selling Time – What’s Your Plan?
by Courtney Soinski
Now more than ever, you need a business strategy for growth. Keeping up with the ever-changing real estate industry is vital to those decisions that put your business in the best position, help you stay ahead of the curve, and ultimately close more deals. In most markets, spring is the busy selling season, which means housing sales are on the rise.
According to the latest REALTORS® Confidence Index that is based on a survey of over 3,800 REALTORS® about their March transactions, properties sold at a median of 55 days, due to low inventories of homes for sale nationwide. During March, about 37% of real estate agents sold properties that had been on the market for less than a month.
Chances are, you may be experiencing something similar in your market and activity may be on the rise. Here are some tips for weathering a busy real estate season.
- Stay On Top of the Market. In order to stay on top of your game this spring, it’s important to stay on top of the local market – knowing how it is changing and progressing locally and how it will impact you, your clients, and your business. This is true for both sales and pricing trends and constantly changing rules and regulations. Your customers will appreciate your local expert knowledge of shifts in the market.
- Advertise Locally. Trying to win the Google ranking battle with a large listing aggregator with millions to spend is nearly impossible and frankly, you can have a big advantage over large listing sites and your competitors who rely solely on the web for their lead generation. Your local advantage is that you can easily reach local buyers and sellers by placing advertising offline in places where your prospective clients eat, work, live, shop and play. Use local print, direct mail, yard signs, billboards, car magnets, whatever it takes to make sure that everywhere the prospective customer turns in your town, they find you.
- Plan Your Work and Work Your Plan. It’s very helpful to schedule appointments, follow ups, and set up notifications showing your next task and when it needs to completed. Organizing your electronic files and paperwork so they are easily accessible at a moment’s notice will increase your efficiency and effectiveness so you can get more done in less time.
- Get More Local Engagement. When it comes to investing in your brand strategy and selling efforts, think about how you get the prospective client to engage with YOU on a local level to give you a better opportunity to work with that client to help them buy or sell a home.
